Introducing Poplar House, an exquisite and recently constructed luxury holiday rental nestled in the heart of Ebrington village, a mere 2.5 miles from Chipping Campden. This charming Cotswold Stone house features four double bedrooms and three bathrooms, with two of the bedrooms conveniently situated on the ground floor, providing easy access for guests with limited mobility. Boasting a spacious layout combined with a cozy ambiance, the house is perfectly suited for extended families or groups of friends. It offers a generously sized kitchen-dining area and a separate living room. Poplar House also boasts a meticulously maintained garden with two inviting patios, a BBQ, outdoor seating, and ample parking.

The property is both child and dog-friendly, and it’s just a short stroll away from the village’s renowned pub and two excellent farm shops.

The Space

Upon entering Pages Piece from May Lane, you’ll immediately sense the owner’s meticulous care for the immediate surroundings. Freshly planted greenery and a pristine parking area in front of the house exemplify the attention to detail. The property is beautifully encircled by recently constructed dry stone walls, enveloping both the house and its garden. To the front, you’ll be greeted by expansive vistas of the surrounding farmland and Cotswold countryside, while a side gate beckons you to the garden and patio.

Ground Floor

As you enter, a spacious hallway unfolds before you, offering a glimpse into the inviting Living Room. This entranceway is thoughtfully equipped with hooks for coats and a convenient basket for outdoor shoes. At the hallway’s far end, a door leads to the east-side patio, providing a seamless flow for carrying food and drinks from the kitchen.

Bedroom One, located to the right of the front door and down a private hallway, reveals the main and generously appointed en-suite bedroom. French doors lead out to the patio and garden, inviting the gentle embrace of natural light. This room features a super king-size bed, which can be transformed into twins upon request, adorned with bedside tables and reading lamps. The bedroom is tastefully furnished with a dressing table, mirror, chair, double wardrobe, and a cozy armchair. Engineered-oak flooring adorned with a sizable, inviting rug completes the ambiance.

En-suite Bathroom One is a haven of luxury, boasting both a bath and a separate cabinet shower equipped with rainfall and hand-held showerheads. The en-suite also includes a toilet, a hand basin with a vanity unit, a mirror with a shaver’s point, and a heated towel rail.

Adjacent to the master bedroom, Bedroom Two radiates with natural light and features a standard double bed flanked by bedside tables and reading lights. A large wardrobe provides ample storage space, and a full-length mirror and dressing table with a chair (not shown in the photo) enhance the room’s functionality. Guests in this bedroom utilize the nearby ground floor Shower Room, conveniently located opposite the bedroom entrance.

The compact yet well-appointed ground floor Shower Room is equipped with a cabinet shower featuring both rainfall and hand-held shower heads, a toilet, a hand basin with a vanity unit, a mirror with a shaver’s point, and a heated towel rail.

Step into the heart of Poplar House, the fabulous and spacious Kitchen-Dining Room, where sparkling white units and Corian work surfaces set the stage for your culinary adventures. A central island with two bar stools serves as a focal point, surrounded by all the modern appliances expected in a luxury rental, including a double oven with an integrated microwave, a large fridge and freezer, a dishwasher, a Nescafe Dolce Gusto coffee machine, a double sink, and an array of utensils, china, and glassware, making it a delight to cook at home or host catered meals.

The adjacent dining area features an Ercol-style rectangular table, complemented by two long benches and two end chairs, with French doors that seamlessly connect to the patio and garden.

Just off the kitchen, you’ll discover the Utility Room, a practical space equipped with a washing machine, dryer, ironing facilities, and a sink. Abundant storage ensures your stay is as convenient as possible.

The Living Room, adorned with calming blue accents, offers a tranquil retreat for relaxation, reading, or catching up on your favorite shows with the smart TV. Bi-fold doors open out to the patio and a spacious lawned garden, where you can savor the morning sunshine. The living room features two large sofas and an inviting armchair, complemented by occasional tables, reading lamps, and a smart TV. A generously sized wall clock ensures you won’t lose track of time while you unwind in this inviting space.

First Floor

Bedroom Three offers an intimate yet luminous ambiance, accentuated by two dormer windows fitted with blinds and a delightful touch of pink. This bedroom features a king-size bed, complete with bedside chests of drawers and reading lamps. Two wardrobes grace either side of a compact yet elegant dressing table, accompanied by a comfortable stool and mirror, providing a charming space for guests to prepare for their day.

In Bedroom Four, you’ll find another captivating boutique-style bedroom, adorned with rich chocolate brown accents and a captivating view of the distant countryside. The room is furnished with a king-size bed, complemented by bedside chests of drawers and reading lamps. A lengthy dressing table, complete with a chair and mirror, serves as a chic and functional area for getting ready, while a spacious wardrobe ensures ample storage space for your belongings.

Nestled between these two bedrooms, you’ll find a generously sized Family Bathroom, equipped with a bath and a separate cabinet shower featuring both rainfall and hand-held showerheads. This tastefully designed space also includes a toilet, a hand basin with a vanity unit, a mirror with a shaver’s point, and a convenient heated towel rail.

Outside

To the front of Poplar House, you’ll find a thoughtfully landscaped parking area that accommodates two vehicles. On either side of the house, two inviting gates beckon guests to explore the outdoor spaces. One gate opens to reveal a serene lawned garden, along with a patio positioned just outside the bi-fold doors of the living room. The second gate leads to a more extensive patio adjacent to the kitchen’s French doors. Both of these charming patios are equipped with tables and chairs, creating ideal settings for outdoor relaxation and entertainment. Here, you can bask in the warmth of the morning or afternoon sunshine while enjoying the splendid surroundings.

A few minutes away on May Lane there is Vegetable Matters Farm Shop and Cafe and also Fresh Meat Matters Butchers next door. The nearest supermarket is the Co-operative food store in Chipping Campden (2.5 miles), open 7am-10pm every day of the week.

The village pub The Ebrington Arms is a 2 minute walk.

Chipping Campden (just 2.5 miles away), has a Market Hall located in the centre of the town. This iconic Market Hall is surrounded by ancient houses made from the local honey-colored stone. The Almshouses in Chipping Campden are just a short walk away from the main high street built in 1612.

Broadway, Moreton-in-Marsh, Bourton-on-Water and Stow-on-the-Wold, are all close by and well worth a visit. Charingworth Manor wedding venue is 2 miles away and 12 miles south of Stratford-upon-Avon.

Ebrington, can be explored on foot and there are many local wonderful walks.

The nearest train stations are Honeybourne (6 miles) and Moreton in Marsh (6.5 miles) both are on the GWR service from London Paddington.
